Dubizzle Group Invests in Takeem to Build UAE Digital Rental Ecosystem

Dubizzle Group has invested in UAE proptech Takeem, making Bayut and dubizzle exclusive portals for its Rental Guarantee solution — a move that repositions the group as the operating system of UAE rentals.

What happened

Dubizzle Group has made a strategic investment in Takeem, a UAE-based proptech founded in 2023 by Rakesh Mavath and Pooja Vithlani, through its dedicated venture arm, Dubizzle Group Ventures. As part of the deal, Bayut and dubizzle become the exclusive property portals for Takeem's Rental Guarantee solution across the UAE.

Takeem's platform is designed to protect landlords from tenant payment defaults, provide emergency maintenance coverage, and enable monthly digital direct debit rent payments — replacing the UAE's entrenched cheque-based rental system with a more flexible, digitally managed alternative.

The Takeem investment follows Dubizzle Group's recent backing of Tern, another UAE rental payments platform, signalling a deliberate strategy to build a vertically integrated digital rental ecosystem rather than remaining a pure listings business.

Why it matters

The UAE rental market has long been shaped by a structural friction point: annual or multi-cheque payment cycles that concentrate financial risk on tenants and create anxiety throughout the tenancy lifecycle. By embedding a rent guarantee and monthly payment infrastructure directly into the region's dominant property portals, Dubizzle Group is engineering a behavioural shift at the moment of highest intent — when a prospective tenant is already searching for a home. This is classic choice architecture: reducing the perceived cost of commitment by breaking a large, intimidating payment into manageable monthly instalments, while simultaneously de-risking the landlord's side of the equation.

For service designers and CX practitioners, the more instructive move is the exclusivity arrangement. Locking Takeem's solution to Bayut and dubizzle creates a bundled value proposition that makes the portal stickier for both landlords and tenants, shifting the platforms from transactional directories into ongoing relationship infrastructure. The customer journey no longer ends at the listing click — it extends through the entire tenancy.

The Renascence take

Most commentary on this deal will focus on the fintech angle — digitising rent payments, reducing default risk. That misses the deeper CX play: Dubizzle Group is repositioning itself as the operating system of the UAE rental experience, not merely its shop window.

The real prize here is not payment convenience but emotional ownership of the tenancy relationship. When a platform controls how rent is paid, how maintenance is handled, and how landlords are protected, it accumulates the kind of longitudinal trust that no advertising spend can manufacture. The behavioral principle at work is loss aversion reframed as security — landlords stay because leaving means surrendering a safety net, and tenants stay because monthly payments feel psychologically lighter than a lump-sum cheque. Customer-obsessed operators in adjacent sectors should take note: the most durable loyalty programmes are not points schemes, they are risk-reduction architectures woven into the core service experience.
